Take the fireplace above. We weren’t working with an endless budget—and honestly, we didn’t need one. The original stone had charm (yes, it was a little knackered), but instead of ripping it out, we streamlined the ceiling by removing a few awkward soffits, limewashed the stone to soften the whole look, and added a custom wood bookcase, a new hearth, and capped the shelves in warm wood. The result? A totally elevated focal point—without overspending.

Sometimes it’s about repurposing what’s already there. Other times, it’s knowing when to phase a project or choose materials that feel luxe without the sticker shock.
